PLATFORM FOUNDATION (2006)

Built a private platform with public-company quality, systems, and governance.

Initial Portfolio (2007–2012)

Acquired 2.8M SF in Denver while preserving capital through the Great Recession.

Platform Growth and Sale (2012–2018)

Expanded U.S. portfolio from 10.5M to 24M SF, exceeding return expectations. Platform sold in 2018.

CALLAHAN TODAY (2020–PRESENT)

Acquired 110 N Wacker Drive in Chicago, achieving record leasing and rental performance.

ERIC JOHNSTON
EVP, Chief Operating Officer

Eric oversees portfolio planning and leads initiatives to optimize operations of the Callahan platform. This includes setting real estate and financial objectives, assessing property and portfolio performance, and providing support for leasing and capital decisions.

Prior to joining Callahan, Eric founded CRE Global Enterprises as a holding company for FUEL software and Hipercept consulting. CRE Global was acquired by Realpage (NASDAQ: RP) in June 2019. Prior to founding CRE Global, Eric was a Vice President of Investments for Callahan Capital Partners.

Eric holds a Bachelor’s degree from Purdue University and an MBA from UCLA’s Anderson School of Management.

RYAN KRUEGER
EVP, Chief Investment Officer

Ryan is responsible for sourcing, underwriting, negotiating and closing acquisition opportunities, as well as the development of disposition strategies.


Prior to joining Callahan, Ryan was a Director, Investments at the predecessor company where he was focused on the acquisitions and disposition activity throughout the Eastern Region. As part of this role, Ryan assisted in executing the underwriting, due diligence and closing of numerous acquisitions and dispositions totaling in excess of $8.0 billion. Ryan also held prior positions at Ivanhoe Cambridge, Beacon Capital Partners and Capmark Finance.


Ryan holds a BBA in Real Estate and Finance from the University of Wisconsin-Madison and an MBA from Columbia Business School.

HEATHER HOLDERMAN
SVP, Asset Management

Heather is responsible for asset management functions including ESG initiatives, construction management, and oversight of onsite property management and building operations. She excels in differentiating properties by enhancing the marketability and performance profile. Heather has established a strong reputation with investors, clients, tenants, colleagues, and various partnerships to enrich strategic investment plans with an acute attention to detail by optimizing operational standards and efficiencies while emphasizing best in class service.


Prior to her current role at Callahan Capital Partners, Heather had a tenured career in Property Management as product specialist in Class A trophy real estate, working for distinguished firms such as Tishman Speyer and CBRE, Inc. Heather was selected as a Woman to Watch at the 2021 Woman of Influence Awards hosted by GlobeSt., and named the BOMA Chicago 2018 Property Management Professional of the Year.


Heather holds a Bachelor of Business Administration in Management, Emphasis in Finance, and is a Licensed Real Estate Broker.

LYNETTE PELLETTIERE
SVP, Finance & Accounting

Lynette oversees the accounting, tax, treasury, budgeting and reporting functions. In this role, she and her team are responsible for monthly, quarterly and annual reporting to investors, lenders and taxing authorities. In addition, Lynette collaborates closely with management on a variety of financial and credit matters.


Prior to joining Callahan, Lynette was an Assistant Controller for Trizec Properties, Inc. She began her career at the investment firm of William Blair & Company and has held accounting positions with Draper & Kramer, the Rouse Company, and was the Director of Finance for the Home Builders Association of Greater Chicago.


Lynette holds a Bachelor’s in Business Administration from Elmhurst College and is a Certified Public Accountant.

ANDY PASSAMANI
SVP, Accounting

With more than 30 years of real estate experience, Mr. Passamani’s primary responsibilities include oversight and management of all accounting and compliance functions, including implementation, management and integration of ERP systems.


Prior to joining Callahan Capital Partners, Mr. Passamani served executive level accounting and asset management positions at Hines, Ivanhoe Cambridge, Trizec Properties, and First Industrial Realty Trust. In those roles, Mr. Passamani was responsible for financial reporting, compliance, policy development, budgeting and forecasting and implementation and management of information technology platforms.


Mr. Passamani has a B.S. in Accountancy from Marquette University and B.A. in Painting from the Art Institute of Chicago. He started his career in public accounting with Coopers & Lybrand.

JESSIE DADOSKY
SVP, Investor Relations

Jessie is responsible for capital markets activities and investor reporting.


Jessie also serves as President of Callahan Family Investments, a family-owned investment business focused on growth-oriented investment opportunities within real estate and private equity. Previously Jessie held roles on the asset management team, and as a development executive for Expansive Workspace (formerly Novel Coworking), managing real estate projects within Expansive’s national office portfolio. Earlier in her career, Jessie was part of the investor relations team at GGP (now part of Brookfield Properties), a publicly traded retail REIT.

Jessie has a B.A. from the University of Michigan where she was inducted into Phi Beta Kappa, an MBA from Northwestern’s Kellogg School of Management, and a Masters in Engineering Management from Northwestern’s McCormick School of Engineering.
